General Terms and Conditions



  • Booking & Deposit

    After booking, you will receive a reservation confirmation with details of the payment terms. Generally, only bank transfer is accepted. Cash payments on-site at the accommodation are unfortunately not possible. Thank you for your understanding. Deposit for bookings 7 days prior to arrival: To finalize your booking, we kindly request a deposit of 25%, as per our booking conditions. This deposit must be received in our account within 4 days. Only upon receipt of this deposit does the booking become binding for us as the landlord. We kindly request that you transfer the remaining 75% to our account no later than the day of your arrival. Payment for bookings less than 7 days prior to arrival: To finalize your booking, we kindly request the full amount of 100%, as per our booking conditions. This amount must be received in our account no later than the day of your arrival. Only upon receipt of this deposit does the booking become binding for us as the landlord. In the event of outstanding deposit or payment, we reserve the right to withdraw from this contract without further notice.

  • cancellation

    Up to 3 months prior to arrival: the deposit of 25%; 3 months to 1 month prior to arrival: 40%; 1 month to 1 week prior to arrival: 70%; from 7 days prior to arrival: 90%

  • Booking option

    Bookings are always subject to availability.

  • Smoke

    All apartments are strictly non-smoking; smoking is permitted on the balcony.

  • pets

    Pets are not allowed.

  • Force majeure due to the environment

    Should the holiday apartment become uninhabitable due to unforeseen environmental factors such as fire or water damage, the tenant will receive a full refund of the deposit already paid. In this exceptional case, the landlord is not obligated to provide alternative accommodation.

  • Liability

    The guest is liable for all damages caused by them. The landlord assumes no liability for personal belongings, money, or vehicles brought onto the premises. Our provided equipment (washing machine, kitchen appliances, grill, etc.) is available free of charge. Use is at the guest's own risk; the equipment must be checked for obvious defects before use and must not be used if any damage or defects are apparent. Damages caused by the tenant will be charged to the tenant in full. The tenant is liable for personal injury, property damage, and loss of the rented property and furnishings caused by them or their accompanying persons, provided that such damage exceeds normal wear and tear resulting from careful use. Parents are liable for their children. The landlord assumes no liability for theft, fire, or water damage to the tenant's property.

  • Apartment key

    The apartment key must not be given to anyone outside the household and must be returned upon departure. A fee of €180 will be charged for lost keys. If you arrive at a time when the landlord cannot hand over the key in person, it will be left in a key safe by your parking space on the building wall before your arrival, so you can collect it there.

  • Complaints

    Complaints should be reported immediately so that improvements can be made.
